Your Board of Directors has approved the 2025 Operating Expenses Budget and Reserve Study and selected monthly statement billings for the fiscal year 2025. Effective January 1, 2025, the maintenance fee increases will be as follows:

  • Common: 10.39% Increase (excludes Excess Hurricane Insurance)
  • Tower: 2.10% Increase
  • Midrise (Lofts): 6.12% Increase
  • Commercial: 10.19% Increase

Each unit is charged the Common maintenance fee, in addition to the fee associated with the entity in which they reside (i.e.- Tower, Midrise, or Commercial). Copies of the 2025 budgets are available below.

2024 BUDGET

2019 BUDGET

  • Common: 13% Increase
  • Tower: 6.32% Increase
  • Midrise (Lofts): 5.5% Increase
  • Commercial: 10.37% Increase

2018 BUDGET

The Board approved the 2018 Operating and Reserve Budgets for the fiscal year beginning January 1, 2018. Management and the Board have worked together to ensure that The Collection is managed effectively and efficiently. The Board has also carefully reviewed the current and future Reserve requirements and has adopted the reserve funding plan recommended by the Reserve Study. Based on the 2018 budget, the Board has increased the maintenance fees for 2018 as follows:

  • Common: 2.16% Increase
  • Tower: 3.6% Increase
  • Midrise (Lofts): 10.35% Increase
  • Commercial: 11.45% Increase

The maintenance fees for each unit include the unit’s share of the common expenses and the unit’s share of the tower, midrise or commercial expenses. The budget and Reserve Study are available for your review on the Association’s website.
