Alexander & Baldwin Developer Submittals

The Collection opened in November of 2016. On November 4, 2016, the Common Area Warranty period began. This critical one-year period allowed management to identify construction defects, faulty systems, and design flaws for submission to Alexander and Baldwin for correction at the Developer’s expense.

Submitting these items during the warranty period saved the Association tens of thousands of dollars. While most warrantable items have been completed, certain complex issues—such as the Tower’s Spa Heaters—require ongoing coordination.

Decision made to replace existing electric heaters with gas heaters.

Gas Heaters officially ordered.

Gas provisions and installation specifications finalized.

We are close to replacing the existing spa heaters with new gas heaters. Since it requires gas to operate, over time, this engineer-designed system will also save the association a significant amount of money in utility costs.
